Construction is now scheduled to begin this coming fall on a mixed-used development in downtown Charlottesville.
Current plans for West2nd feature tens of thousands of square feet for retail and office space, 85 condominiums, 85 residential parking spaces, and 102 public parking spaces.
The 10-story complex - which required a special-use permit from City Council - will be built on the site of a public parking lot on Water Street. Groundbreaking had been set to start in the summer of 2017, but was delayed after the project organizers cited cost issues. Earlier plans had called for 68 condominiums, 160 parking spaces for offices and residents, and one less story.
Home prices currently range from $400,000 to more than $1 million.
Eight affordable housing units will be built off-site on a lot owned by Dogwood Housing.
Developer Keith O. Woodard announced that a construction manager has been hired now that the city's Board of Architectural Review has approved the project.
West2nd is expected to house the Charlottesville City Market and accommodate up to 115 vendors.
Construction is slated to take two years.

Keith O. Woodard, owner and developer of West2nd is pleased to announce the selection of a Construction Manager as well as approval from the Board of Architectural Review (BAR) for the new luxury condominiums in downtown Charlottesville.
West2nd is a vibrant mixed-use complex overlooking a new civic plaza to become the permanent home for the Charlottesville City Market located on the lot next the current City Market site.
The West2nd team has chosen Hourigan as the project’s Construction Manager. Hourigan is a mid-Atlantic construction management and development firm with an extensive resume of over 500 completed construction projects encompassing commercial, retail, housing, industrial buildings, and historic renovations.

In June of 2018, the BAR approved the massing and site design proposed by West2nd in their certificate of appropriateness as compatible with the property and other properties in the Downtown area. With these approved, demolition and construction of the project is anticipated to begin in the fall of 2018 with delivery in late 2020.
The West2nd sales gallery on the Downtown mall is open and continuing to take reservations for the residential condominiums. West2nd is being developed under the direction of Keith O. Woodard who also founded Woodard Properties.
